Roof System Traffic: Trades and Tenants
Collateral Damage Caused to Commercial Roof Systems

Defect free roof system installations are still at risk of damage!

  • Liquid Coolant Technicians
  • Commercial Roof Systems include more than roofing! Several trades access your roof on an annual or semi-annual basis and even higher frequency rates.

    Foot traffic alone can cause wear to a cap-sheet, and fasteners under single ply seams stress membranes from the top and bottom.

    Pebbles, glass and nails attached to the bottom of work boots can result in devastating failures in single ply roof systems. Personnel drop tools, panels and abandon equipment that results in wind related damage.

    Seamingly Simple Errors Can be Costly

    • Vendors should be advised of proper care procedures for the type of roof system installed on your building.

    • Both tenants and roof related vendors should have knowledge of active roof warranties and current contact information for the Roofer-of-Record.

    Tennant Activity

    Tenants repeatedly demonstrate poor judgement when it comes to roof related improvements. New tenants are likely to need some form of communication device installed on the roof. And, IT departments often damage the roof during installation.

    All new rooftop mounted equipment should be integrated into the existing roof system.

    The labor warranty on roof systems less than five years old may requires a Roofer-of-Record to install any improvement.

     

    Improvements on roof systems under NDL Warranty may require Material Manufacturers approval for up to twenty years.

    Strip Mall
    Strip mall Tenant Improvements (TIs) are usually installed and managed by the various tenants, their individual installers and service teams. The approach offers no assurances equipment installers will have the proper roofing qualifications to comply with the Roof Warranty.


    Building Banner
    The need to suspend a banner over the side of a building prompted promoters to install an eye-hook directly into the roof. When the promotion was over, the banner was removed and hardware abandoned without a sealant. This device was secured only by the roof membrane and fiber canstripe.
