With Commercial Roof System Installations

Asphalt Temperatures
Figure I illustrates the diminishing lifecycle of roofing membrane
manufactured at temperatures above and below manufacturer's recommendations.
In addition to chemical changes that can later cause blistering within the
membrane, the asphalts ability to adequately penetrate membrane pores is
significantly reduced.
On a Built-Up Roof (BUR), the adhestion of asphalt and the interply felts
is the main waterproofing components of the overall roof system.

Adhesion Imperfections
Most imperfections in the adhesion layers occur during
the manufacturing process. This is work performed on the roof
during installation of the roof system. And, they are not
limited to the Built-Up Roof (BUR) systems (illustrated).
Each of the fifteen types of commercial roof systems have
their own characteristics that should be monitored.
Material handling failures could appear immediately or may
not be discovery until the service warranty has expired. Most
NDL warranties do not cover repairs and we have seem some labor
contracts attempt to avoid warranty coverage.
These types of failures are associated with increased maintenance
and repair cost until the roof system is replaced. They may also
impact maintenance requirements after a resurfacing because the
underlying waterproof system is unstable.

Inappropriate Flashings

Seamingly less important to roofers, many flashings can be a constant
maintenance item on a commercial roof system.
Roofers will bid and install less expensive flashings or as in the case
with Planned Parenthood, they will not complete the installation. The
price difference is betwen $20.00 & $30.00 per flashing but the
impact to your annual budget is around $500.00 per recurring repair.
Expect four repairs events over the life of your roof and the total
cost is $2,000.00 or more.

Sample Failures
These are three of the most common roofing failures found on
Built-Up Roof (BUR) Systems. As mentioned above, there are
fifteen types of commercial roof systems - each with their
own characteristics and prerequisite requirements to meet
what traditional businesses follow in ISO 9000 processes.
